Are you receiving our monthly e-newsletters? We're sure you receive a ton of emails on a daily basis, but our newsletters contain a lot of insightful info for you as a homeowner, potential homebuyer, or someone interested in the the industry. Our latest edition focuses on some of the issues one may encounter with competitive bidding. Folk wisdom, online articles, and basic instincts advise homeowners to solicit bids from several builders, especially here in Kansas City, where we have more builders per capita than any other metro of the same size in the US! However, you may be putting yourself in a difficult position soliciting multiple bids. Essentially, three major obstacles get in the way of making those bids realistic and useful: the need for detailed plans and job specifications, the need for comparable bidders, and the need to structure the bids for easy comparisons. Getting all three right is rare. Read our latest edition to find out more!

If you've taken the time to develop and plan your custom home, hire a builder you trust, and begin purchasing materials and everything else needed to go from concept to reality, it's worth noting these tips on making sure that your home never goes out of style. Creating a home and space that will remain classic and chic, requires a focus on simplicity where it's called for and adding personal touches where it's affordable. Keeping in mind the floors, built-ins, and sticking to a classic kitchen design will help keep your home feeling timeless. Needless to say, narrowing in on trendy designs and items will not help your cause and may be something you regret later on. As experienced builders, we've seen our fair share of trends come and go and can help you select materials, floor plans, and concepts to make your investment last.
When you're working with a home builder on a new custom home, you're often dealing with the builder and his or her subcontractor. Everything from the original floor plans to the size and depth of the Master bath, you will be speaking with the builder to communicate your vision and needs and to the subcontractor to communicate the execution. Who you won't come into much contact with are the construction workers and other laborers on the project. But these individuals are the backbone of the operation. Recent findings note that the cost and availability of labor is the top challenge homebuilders expect to face this year. As builders, we can say that one of the crucial elements of maintaining a good quality business is to create partnerships with local vendors and laborers in which trust and reliability are key. When you've managed to build a certain level of loyalty when issues like this labor shortage arise, you can rest easy knowing that you may not be as short behind the scenes as predicted.

Which of these would give you the better impression of a home? Sometimes, all of us are so worried about the curb appeal, the interior, and the stain of the wood floors, that the driveway can take a backseat. As a seller, you should keep this in mind prior to listing your home to ensure that potential buyers are given a proper first impression.

What's interesting, though, is that the room that ends up being the real hub of the household is the kitchen. The kitchen seems to be at the core of daily familial and household activities and is most often where family time is spent. That being said, one might give the plans for the kitchen extra thought when looking to buy or build a new home. This article details some of the best kitchens for families.
