We're about a month out from the start of one of the largest celebrations of Kansas City homebuilding - the Spring Parade of Homes. As a longtime supporter and member of the KCHBA, it's a privilege to be included in this year's Parade. The spirit of the event is unique in that it's about celebrating the efforts of the wonderful builders in our city, of which there are plenty. This year's Parade includes countless beautiful homes and we are proud to be in the company of the city's brightest and best builders. Our entries (#s 63 and 86) are located in Lenexa and Shawnee in the communities of Prairie Villas and Heatherglen, respectively. New statistics from the National Association of Home Builders (NAHB) have indicated that though mortgage applications are currently at a 14-year low, homebuilder confidence has reached a nine-year high! Builder confidence in the market for newly built, single-family homes rose for a fourth consecutive month in September to the highest its been in nine years.
The NAHB uses a very precise system to reach these numbers: Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.
